Development of “big box” space in the Kansas City region over the last few years has been tremendous, but 2016 was a record year. Coming off several years of 3-4 million sq. ft. of spec development each year, 2016 saw close to 9 million sq. ft. of development. Add to this a number of build-to-suit projects, like CVS, Amazon and Sioux Chief, and the total square feet of new development far exceeds 10 million. Kansas City continued to win eCommerce deals in 2016 led by Amazon and Jet.com. Amazon alone announced new projects totaling more than 2 million sq. ft. in the region and Jet.com selected Kansas City for one of its first fulfillment facilities in the U.S. The year ended with the announcement of a 762,000 sq. ft. build-to-suit regional distribution center for CVS.
As for 2017, the pipeline of new projects looking at the region is strong. Rough numbers show close to 7 million sq. ft. of project requirements eager to make a decision this year. The Kansas City market will compete favorably for these projects and if 2016 is any indication of trends, 2017 will be another banner year.
