Spec Industrial Development Key Driver in KC Growth

As companies look to find new locations for eCommerce, food production and cold storage operations, Kansas City is ready with available real estate. 

More than 45 million square feet of industrial development has been built in the region since 2012. Currently, the area has roughly 7 million square feet of industrial space under construction, with an additional 6.1 million square feet expected to commence construction before the end of this year. 

Kansas City’s move-in-ready, existing building inventory and selection of vertical-ready sites enables companies to secure their real estate and begin operations or development of their facility immediately.

A few speculative industrial buildings currently under construction in the Kansas City region include:

Congress Logistics Center 634Congress Logistics Center 634 is a 634,344-sq.-ft. industrial spec site in Kansas City, MO, located less than one mile from the Kansas City International Airport. It will be available Q2 2021.

Heartland Logistics Park - Building 1

Heartland Logistics Park - Building 1 is a 272,882-sq.-ft. industrial spec site being built in Shawnee, KS. It will be available in Q4 2020.

Raymore Commerce Center - Building 1

Raymore Commerce Center - Building 1 is a 564,970-sq.-ft. industrial spec site in Raymore, MO with exceptional highway access. It will be available in Q3 2021.

As Chris Gutierrez shared in a recent FBJNA article, the development of industrial sites adjacent to transportation nodes is increasingly seen as critical to multimodal connections. “You need distribution parks near modes of freight transportation,” said Gutierrez. In addition, “Companies have fast decision making processes and if you don’t have a spec building or acreage that is vertical ready tomorrow you are at a disadvantage from a speed-to-market standpoint.”
